Can you hold a place before I apply?
Our application process is fast and easy. Before a property can be held we must receive a completed application along with the application fee.

How do I pay rent?
By clicking on the Tenants tab on our homepage and by logging into the Tenant Portal.

How much is the application fee?

The application fee is $50.00 per adult and is non-refundable. If you have questions about a particular property’s requirements, please contact us prior to completing a rental application.


I want to get a pet. What should I do?
We recognize that over half of all tenants either have or will obtain a pet. PRIOR to obtaining a pet please contact us to ensure your property allows animals. If pets are permitted, a reasonable pet fee will be assessed and information on your pet will be collected. Failure to notify us in advance can result in the forfeiture of your security deposit or even eviction from the property.

I want to move out, but my roommate wants to stay. What should I do?

Tenants are only required to occupy the property for the duration of the lease. At the end of the lease, any tenant wanting to remain in the property must qualify on their own or must find a new roommate who passes all credit and background checks.


Is the deposit refundable?
If the property is returned in the same condition as it was at the start of the lease, every penny of your security deposit will be returned.

My lease is expiring soon and I want to move out. What do I do?
Tenants must provide a minimum of 30 days’ notice of their intent to vacate the property. No exceptions.

What do I owe prior to moving in?
In most cases, the first month’s rent, last month’s rent, and a security deposit equal to one month’s rent are collected.

Who needs a cosigner?
In some instances, where income or credit requirements are not met we will consider adding a cosigner to the lease.
