Property Management Pricing

We offer transparent, simple, and affordable pricing. Our property management rates are as follows:

ANNUAL RENTALS

Management Fee: 8 to 10% of rent ($100 monthly min & $400 monthly max)

Leasing Fee: 1 month’s rent

Renewal Fee: $199.00



SEASONAL RENTALS (1 to 6 month leases)

Leases valued $20,001 or more:         15% of rent 

Leases valued $10,001 to $20,000:     20% of rent 

Leases valued $10,000 or less:           25% of rent

What is included:

  • Oversee the preparation of the property for leasing
  • Hold all advanced rent & security deposits in a Florida non-interest bearing escrow account
  • Collect rent payments from tenants through EFT/ACH electronic transfer
  • Be the point of contact for the tenant throughout the lease
  • Make rent payments directly to the owner’s bank account through EFT/ACH electronic transfer
  • Collect, file & pay the local 6% Tourist Development Tax quarterly (if applicable)
  • Collect, file & pay the 7% Florida Sales Tax monthly (if applicable)
  • Coordinate all routine maintenance & ensure vendors gain access to the property
  • Coordinate all repairs through trusted & proven vendors that offer discounted pricing
  • Inspect the property throughout the lease
  • Renew and prepare the lease agreement for a small fee of $199.00
  • Raise rents as necessary to keep pace with the local market
  • Conduct a final walkthrough and obtain the keys from the tenants
  • Retain security deposits to fix damage & notify tenants in writing per state guidelines
  • Provide owners with necessary tax documents at year end
